Another productive meeting was held with the BODs , Homeowners and AZCMS last Wednesday at the community clubhouse. We really encourage those of you who are able to attend a future meeting take the opportunity.
It appears that for those Homeowners who recieved a letter informing them of a possible lien against their property from American Technologies Inc., this letter was more of a formality of industry practice than a true lien placed against their property. The associations attorney will be following up with this filing. An ATI representative attended the meeting not so much to discuss the letter but to get clarification as to what work still needs to be done and approved around the property in response to last years storm damage. They have not been fully paid because they have not completed the work they were contracted for or the Board has not signed off on their work because it was not done to the BODs satisfaction.
A representative from Securitas attended the meeting to answer questions and get clarification of what it is the community expects of them. The BOD asked that Secruritas provide them with a more detailed report or an electronic report of some kind that would also be available for Homeowners to view. They were asked to include more key stops within their patrolling area. Securitas also provided estimates for three different types of security patrols they could provide the community based on our special needs throughout the calander year.
AZCMS was asked to get bids for asphalt resealing of the parking area and driveways. The water rebate numbers for the live/work units are still being worked out. The lack of information provided from Rossmar and Graham has made this a challenging task. AZCMS will inform Homeowners when the community web site is up and running, it shouldn't be too much longer. AZCMS has also spent a good deal of time on property auditing for CC&R violations & taking pictures. They will be sending out notifications to those who are not in compliance. Finally violators will be held accountable. Please make sure you are complying with the CC&Rs and all rules pertaining to the property. If you have any questions please call the property manager.
We are happy to report that it appears more people are in fact picking up after their dogs. Just a reminder, dogs need to be on a leash at all times. If a dog bites someone on property, technically the association is liable $$$$. This brings us to the one time charge of $25 per animal for the associations pet registration for identification and safety. There will be a link on the community website where you can post a picture of your pet in the event that it gets lost and you will be given a sticker for your window to alert emergency responders to rescue your pet in the case of an emergency when you are not home.
Jennifer S. gave an update on the first meeting of the Reconstruction Committee. Lots of work to be done. The committee is approximating that this will more than likely be a 10 month process. There are 12 binders that are from the lawsuit that detail the defects found. The committee needs to determine the scope of work in order to possibly hire a construction project manager. They will get bids based on the lawsuit documents from project management companies. The companies will make a presentation to the Homeowners and have the management contractor of choice prioritize the work to be done with safety and water intrussion issues leading the list. The committee members include Jason H., Debbie H., Carl R., Alan K. and chaired by Jennifer S. The binders will be available for viewing at AZCMS for interested Homeowners but will not be able to leave that repository location.
One more piece of bussiness before we leave you. Many of you may not be aware but when the door to the fitness center is left open for more than a few minutes an emergency alarm is set off to alert that someone may be attempting to steal equipment. If the police need to respond to that alarm and it's found to be false (someone just leaving the door ajar for their buddy) the association pays a false alarm fine $$$$. Please make sure you close the door to the fitness room when you enter and leave the area.....Thanks
